 Property Asset Manager (New Bailey, Manchester, United Kingdom)

Why this job matters

As a Property Asset Manager you will have responsibility for a large property portfolio across a significant part of the UK, delivering BTs property strategy through your work.  As a highly experienced property professional you will be responsible for the effective asset management of all Group properties, controlling occupational costs, maximising income and generating commercial value through the identification and delivery of creative property solutions including acquisitions, disposals, lettings, lease event negotiations, lease restructuring and dilapidations.  

What you’ll be doing

  • Leading all property and asset management matters for the designated regional portfolio of approximately 1k properties across multiple property types and jurisdictions
  • Asset planning properties in the designated region working with stakeholders to create and deliver individual property plans ensuring that the property interest is aligned with the Group’s operational requirement whilst delivering commercial value
  • Determining the approach and delivering the commercial outcome for all property and asset management activities in the region across multiple specialisms notably new property acquisitions, disposals and leasehold disposals, surrenders and restructuring
  • Lead complex commercial property negotiations and dispute resolution with multiple parties, notably developers, landlords and local authorities
  • Managing property matters on those buildings occupied by tenants of BT including lease management, end of lease dilapidations and new lettings and to identify new revenue and proceed raising opportunities
  • Ensuring all occupational costs (rent, service charge, insurance) for properties in the allocated region are robustly managed
  • To develop strong collaborative relationships with a network of Real Estate advisors ensuring performance and best value for BT in services provided
  • To lead, coach and develop junior colleagues including those working towards Chartered Surveyor qualification

You'll have the following skills and experience

  • Significant real estate asset and property management experience gained across commercial property portfolios
  • Detailed understanding of commercial landlord and tenant legislation
  • Track record of delvering strong commercial outcomes across a breadth of property matters, notably acquisitions, disposals and lease management
  • Able to build collaborative relationships and to influence colleagues at all levels verbally and through business case / board papers
  • Able to motivate, coach and develop colleagues
  • Able to develop strong relationships with external property consultants and legal advisors
  • Membership of the Royal Institution of Chartered Surveyors desirable but not essential – breadth and depth of relevant experience more important
